Optimising private asset investment strategy

Set-up and/or review of investment strategy of private assets and real estate in particular. The methodology that we use for the set-up of an investment strategy, consists of 7 steps and aims to translate the objectives of the investor to a specific private asset portfolio.

Performance optimisation

A very important role within portfolio management is the performance optimisation. This includes benchmark selection and performance attribution analysis, and aims at maximizing performance within the appropriate risk budget. Full understanding of these concepts should lead to the ability to create outperformance.

Portfolio risk analysis

Because data is scarce and the market is relatively intransparent, traditional risk analysis, especially in comparison with public markets, is challenging. With the right set of data and knowledge, it is possible to provide valuable insights in portfolio risks. Due to the non-linearity of the returns, a simulation based assessment and analysis is often even more compelling.

Investment strategy research

As the private markets are relatively untransparent, many risks and exposures are not fully understood. There is, for instance, hardly any literature on the risk return profile of different infrastructure sectors, real estate developments or real estate debt, while many investors are invested in these segments. The right type of analysis adjusted for the investor’s portfolio, will help to further understand the risk return profile and the added value within the portfolio.

Maarten van der Spek

Maarten van der Spek has over 23 years of experience in the real estate and private assets investment industry. He has worked for leading real estate investment management companies, and for some of the largest institutional investors in the world. In all roles he was responsible for the company’s research and strategy.

His focus has always been on helping institutional investors understanding private assets, and private real estate more specifically. As these markets are by definition not transparent and not efficient, he is always pushing for improving transparency and finding competitive advantages by pursuing more standardization and conducting research and analytics. In that perspective, Maarten’s research contributed to receiving his PhD in 2018 from the Tilburg University in the field of indirect private real estate.
